Government Announces New Rules on Short‑Term Lets

The Department for Levelling Up, Housing and Communities has confirmed that a mandatory national register for short‑term lets will be introduced, alongside a requirement for planning consent in areas where the number of short‑term lets exceeds a yet‑to‑be‑determined threshold.
Housing Secretary Michael Gove said the measures would “strike a balance between the benefits of tourism and the need for affordable homes for local people”. Landlord groups have expressed concern, warning that the rules could reduce investment in holiday destinations.
The consultation will run until September, with the new rules expected to come into force in early 2026.
